RENTAL POLICIES
We strive to ensure our properties are maintained with a certain degree of care and respect so that our guests may continue to enjoy them for years to come. We ask that each party kindly respect the rental policies for our homes.
POLICIES:
Check In: 4:00pm EST (early bird check in may be available for extra fee, check with agent for approval 72 hours prior to arrival)
Check Out: 10:00am EST (relaxed departure may be available for extra fee, check with agent for approval 72 ours prior to departure)
Payment: 30% due at booking; 70% due 30 days from arrival. For bookings made within 30 days from arrival date full payment is to be made at booking.
Cancellations: A refund will be provided, less a 5% service fee (based on total of stay, not payments made) if cancelled 30+ days prior to arrival. NO EXCEPTIONS as this covers our processing costs. Cancellations within the 30 days WILL NOT be refunded. *Early departure does not warrant any refund. Reservations WILL NOT be refunded (within the 30 days) for cancellations relating to weather such as hurricanes/tropical storms, freezing temps,etc or for personal injury, illness, etc. Hurricane season is June 1st through
November 1st. We highly encourage you to purchase trip insurance to cover yourself. For information about travel insurance to cover your trip, keep reading below!
Age: No guests under the age of 25 are permitted to rent the property unless accompanied by a guardian adult or parent.
Pets: A limited number of properties do allow pets, please use the “pets considered” filter when searching and each property has certain restrictions and pet feesapplied in the property description.
Smoking: Our properties are 100% smoke-free (including decks, balconies and attached outdoor space)
Events/Parties: Our properties are meant to be enjoyed by the guests holding the reservation. Events & parties involving outside guests are not permitted.
Housekeeping packages are available during your stay, speak with an agent regarding options and pricing.
* Guests do not have access to the Kiawah Island Golf Resort pools. The resort does not allow us to purchase pool passes. You do have access to amenities
such as tennis, golf, restaurants, children’s camp and recreation.
Travel Insurance and Damage Insurance Policy Information
ESPM Vacation Rentals is proud to partner with Rental Guardian to insure your trip goes off without a hitch! We have a damage insurance policy for
each home based on the size of the home so you can stay worry free! We also offer two types of travel insurance to cover your stay, cancellations,
etc. Please see the link for more information! You are also free to purchase travel insurance from other companies such as Red Sky and CSA.

We’re available to help you with all of your Seabrook Island vacation planning needs and to make sure you have a superior experience during

Mid-Stay Housekeeping
Mid-stay housekeeping packages are now available for all of our guests during the week of their stay! Our VIP Gold Package is a full-service clean, while the
VIP Silver Package was designed for a quick tidy up (remaking beds, loading and running the dishwasher, and trash removal).
We’re also more than happy to provide you with extra amenities or linen changes throughout your stay. Just give us a call or send an email for more information and pricing.
Beach Gear: VayKLife
You will notice some of our properties come with a beach gear credit provided by VayKLife. You’ll find the specific amount of credit listed within the property description and you can learn more about the service by following this link.
If you reserved a property that comes with a rental gear credit, you will receive an email with instructions on how to use your credit from VayKLife within about 48 hours after booking or 30 days before arrival (whichever comes last).

How do I make a reservation?
You can browse properties on our website and book the vacation home of your choice by following the prompts. Our team is also more than
happy to assist you over the phone to find and reserve a rental.
What are your rental policies?
You can find our rental policies including check in time, check out time, cancellations, etc. by following this link.
Are linens and towels included?
Bed linens (1 set per bed) and bath towels (4 sets per bathroom) are provided. However, pool or beach towels are not included.
What’s included at the property?
We provide you with a starter package designed to last you for the first 24 hours so you will not need to go directly to the store when you arrive. It’s meant
to help you get settled into your stay and includes dish soap, dishwasher detergent, paper towels, laundry detergent, shampoo, conditioner, soap, and toilet
paper.
Do you offer additional cleaning services?
Yes, we offer multiple mid-stay housekeeping packages, a form is emailed 2 weeks prior to your stay to request cleaning.
How much parking will be available?
Parking varies on the vacation home. You will find the number of allowed vehicles located within the description of the property on our website.
Can we get an early arrival or late check-out?
In some instances we are able to accommodate an early check in time or late check out time. You will receive information about this along with pricing and a form for requests by email about 2 weeks before your arrival.
